Brisbane Technology Park (BTP), owned by real estate investment trust Industria REIT, is located south of Brisbane in Eight Mile Plains. By the end of 2018, the 33-hectare precinct will source 40% of its electricity requirements from almost 3,000 solar panels spread across six roofs. The $1.7m solar power plant investment is providing amazing value to Industria REIT and their shareholders, as well as BTP’s tenants, made up of more than 190 small and large businesses employing around 10,000 people.
BTP tenants will have their electricity prices locked in at 2017 rates as the site’s microgrid set up is expected to halve energy costs to about 7 cents per kWh. Through the on-selling of solar electricity to tenants and the main power grid, the project’s ROI is forecast at 15%, more than double the yield of Industria REIT’s usual property investments. The project also shows Industria REIT’s commitment to sustainability and innovation. Theirs and the tenant companies’ public image will get a green boost, with the solar investment set to reduce CO2 by almost 700 tons per year. Stage 1 of the project marked 700kW of generation capacity installed across four roofs and has been commissioned since February 2018, with stage 2 expected to be completed by late 2018.
